Insurance refuses matching

Shingles on my roof got damaged. I live in Florida. I have filed my claim against home insurance. They agreed to pay, but refuses to pay for the matching. Will it not affect the market value of my house? Aren't they supposed to make payments for it then?

Unless you have some type of decorative shingles, it really does not matter if they match. Given them 3-4 years in the FL sun and they will look pretty much the same.

Shingles that don't match don't decrease the value of a home.

Replacement of what? Damaged property is always subject to repair/replacement -- minus any applicable deductible -- if the damage was due to a COVERED PERIL.

I have heard that Florida has laws whicih dictate full repalcement of a roof based upon % of damage to a roof. That is for example, if a roof is at keast 20% damaged, it must be a full replacemen tby law, not repaired and there is no depreciation holdback in Florida

According to my reading of the Florida Building Code, a roof must be replaced without regard to depreciation if more than 25% of the surface area is damaged. The Florida Insurance Code also discusses full replacement of a roof if shingles cannot be matched, even if less than 25% of the roof was damaged, again without regard to depreciation.

This is peculiar to Florida, and is probably related to the hurricane/tropical storm weather incidents. It also makes Florida homeowner's insurance rather costly compared to most other states.
