What do you mean by "niche". There are already several hundred thousand other licensed broker-agents in CA. To become a licensed broker-agent, you first need to take an approved prelicensing course -- 52 hours (20 in property, 20 in casualty, and 12 in Code and ethics).
Then you have to pass the state exam -- less than 65% pass the first time, less than 50% pass on retake.
If you pass, then you submit your license application, and if you receive your license, then you can ask about training, leads, marketing, and networking.
