Tenant is demanding Landlords Insurance Policy

I am a landlord/property manager in Texas. A tenant claims to have been injured (a cut or laceration from running) and is now demanding the Property Insurance information. Am I legally required to give it to him?

No, not until he sues you, gets a judgement, then you let your carrier in on this (file the claim) at which time they 'could' deny the claim because you breached your contract by not 'promptly' reporting any and all claims.. :roll:

Why do you not want to get this taken care of?

YOU need to turn in the claim and let your carrier investigate and handle this. You can give your adjuster all of his information rather than him filing the claim. It will look better for you if YOU turn in the claim rather than him.

If you'd like some advise/opinions re: if we think he has a solid claim or not, we'll need more information...How did he cut himself? On what? How long ago did this happen? Were there any witnesses? How long after the injury did he notify you? Have you ever had any complaints about this object (whatever it was) prior to this injury?

You're playing with fire here, and should report this claim to your carrier YESTERDAY.

Definitely report this claim right away and let the insurance company determine if it is valid. This is why you have insurance.

I'm truly curious to know the reason for your being so skeptical. What is it that bothers you? If it's a valid claim, the injured person has to get paid for it.

Hi, to tell you the truth I was at-fault in an accident and so had to pay for the damages. It's the question of being right or wrong. If you're at-fault, you'll make it good.

It would be an 'advantage' for you if you had filed it as soon as he told you. However (guess I'm just wondering..?) I guess you don't know how long ago the 'accident' happened and how long the renter waited to tell you. Kind of a 'Catch 22'...I think.
