We are about to exchange on a new property within very soon. I’m concerned by the survey report which says that because of the location of the property it could suffer from surface water flooding. I don’t understand this as the property is in a town centre and there are no nearby rivers or streams.

What can I do about insurance, the lender has offered us a policy but its not cheap, and I think I can do better but worried about this flooding remark. I haven’t asked for an explanation from the surveyor in case he expands on the matter and the lender turns us down for a mortgage. We really want the property and I don’t want anything to go wrong. If I’m getting quotes, is this something I should mention ?

Surface water flooding also known as rain water flooding is caused by heavy rainfall or by overwhelmed drainage system.

As a fact town centres can be at risk of surface water flooding, especially if it’s on flat plain area and densely populated.

An old drainage system on which the area is relying on can also put it at risk.

But local authorities are getting aware about these concerns and acting upon curbing this problem. Also the fact that these floods are short-lived, may make it to be considered as a normal risk.

I think it’ll be a good idea to mention this point while getting insurance. As far as I think your lender would be already knowing about the survey and it won’t affect the loans.
