Hi friends, I am just wondering if I can collect additional living expenses and fair rental value from my homeowner policy if my home became uninhabitable and the part of it that has been rented out has also become uninhabitable?

Thanks:)

It depends on the reason your home is considered "uninhabitable." The Additional living expenses/fair rental value only come into play if the "proximate cause" (the originating cause of the loss) is covered under the policy.

Why isn't the home habitable??

Many policies are worded differently. Usually I've seen it written as "or":

"a. If a loss to the Residence Premises makes it unfit to live in, we will cover the lesser of the following:
(1) Your additional living expense, meaning any necessary increase in living expenses incurred by
you while you are unable to live in the Residence Premises as the result of a covered loss; or

(2) The Fair Rental Value of that part of the Residence Premises where you reside less any
expenses that do not continue while the Residence Premises is not fit to live in."
