how does one get homeowners insurance if u r a non US citizen and owns a home?

I'd think if you can purchase a home without being a US citizen, then getting an HO policy should'nt be any big trick. Have you contacted some agents/companys and ask? If they have denied you what EXACTLY is the reason? Is the home not owner occupied, or vacant for extended periods of time maybe?

Lori, the home is occupied 24/7. it's my significant others house. I live in the house, and when he's in town he stays there. As i've been told, b/c of all of the problems with foreclosures and people just walking away from their property, renters not taking care of the property insurance companies just r not giving non US citizens insurance anymore. I've had a broker working on it 4 2 days now and she can't find anyone to write it. Any suggestions?

I understand your concern regarding insurance not being provided to non-US citizens. Is it true? Have you been informed of this by any insurance professional?

I know most companies use credit scoring to determine pricing and eligiblity for homeowners insurance and they will need a social security number to do the credit scoring.
I assume if you are not a US citizen that you do not have a SS#. If that is the case, this could be part of your problem. If you can find a company that does not credit score it may help.
I know of a couple companies in Texas that do not credit score, but I am not sure outside of our state.
This really is something you should be able to get done, unless there are other concerns about the property itself.

There are ALOT of programs, etc, that people can go through, to own a home. I live in PA. A friend of mine works at a bank..he happens to be a loan officer. Yes....he DOES do credit checks, however,...he has told me (from time to time..) if a couple comes in, who is from another "nationality", he is "required to ask if they are a US Citizen."

That is really interesting. I just dont understand what that all has to do with the "price of tea in china", so to speak... Smile
It seems as though, if someone is here legally for a period of time that could justify purchasing a home, it should be insurable if all other factors are good. Just my thoughts.

TRUE!! I see where you're coming from. But...what if the person/couple is NOT here 'legally'? (Thinking outloud..) However....it's almost like 'you' have to violate their privacy (lack of a better word) to see if they ARE legal. Hope you see my point.

But, dont you think we could ask for their Visa details, to verify they are here legally, and it would be no more of an invasion of privacy than asking for a social security number from a U.S. Citizen?

I see what you mean. WHATEVER a US citizen wants to do (fill out a job application, apply for a loan, etc), we DO need to provide SS#'s. Especially looking into your credit, etc.

Yeah. I was just thinking out loud about how I would present the case to an underwriter. I'm not sure how it would work out, but I would sure present the case. Again, if all other factors were good.
