My parents have 10 rental properties and $50,000 in credit card debt. They lost all renters and quit paying the mortgages. Their debt is rising daily. Am I responsible for any of this debt when they die? Can I do anything now to make things easier once they do pass away?

We have a minimum and deposit general liability policy with an E&S carrier. Insured cancelled mid-term past the minimum earned period and requested an audit. Carrier says they have the right, but are not required to do an audit. Therefore, minimum and deposity amount will be basis for short-rate return. Is this common?

If a fire is started by a kid playing with fire crackers and it destroys the neighbors house, will the insurance company cover the damages? If there is a fence that was destroyed, a driveway damaged by a bulldozer and the six fire trucks, 2 acres of burnt woods that needs to be cleared then replanted and receeded, will this be covered as well? MY recent 4-plex was completely destroyed by one of my tenants leaving something on the stove leaving a pile of ashes. No one was injured and the 4-plex was old and I had a policy with coverage of 222,000 but market value of 4-plex was 299,000 and my mortgage was 134,000. I don't want to rebuild what are my options? I know that insurance companies will not cover someone if they own a certain breed of dog. Does that also apply to mixed breed dogs,say if they have a portion of that breed that the insurance does not cover?Also why can't they just write an exclusion instead of canceling your whole policy?
