Recoverable Depreciation recovery

My house was damaged by Hurricane Irma in FL. My policy is for replacement cost on the structure. The insurance depreciated the roof & sent sent the check with $3300 held back as recoverable depreciation, which I NEED to get back.

The damaged roof was a 3-tab asphalt shingle roof. I'm replacing it with a metal roof plus peel & stick under the metal. This is a better roof & more expensive. I understand they don't owe me for the upgrade, but my invoice for repairs will state the replacement being metal.

Recoverable Depreciation/roofer up charging after insurance

My roofer who I have previously been happy with for a previous major repair (good work/reasonable price) is now telling me something I find wrong in relation to recoverable depreciation but I am not an expert and I certainly am not trying to commit fraud. I'm located in Texas

Piece of mind through proper coverage on duplex in IL?

Hi,

I am currently paying $1600 for home owners insurance on a duplex. The property was bought for 175k. I shopped around online yet ended up meeting this guy in a store randomly. Problem being, the reason I would even want insurance is to cover tenant damages. They say my policy does not. I inherited both tenants and have decide to rehab once they get a place to move to. They do not pass my qualifications for an apartment.

Do I switch to landlord insurance for piece of mind? If so how much do people usually pay for such coverage?
Please help.

Hi,

Our friends are moving bank to UK for a few years and in the meantime will be letting their house on long term let. They say their house insurance covers them - is this correct? I though that you had to declare if your home is being rented out to the insurance company, otherwise it could be void if a claim is ever made for damage to building.
Please help.

If your home insurance sends a contractor to repair something and that repair is defective who is liable to a charge of negligence? Is it the Insurer or the firm that carried out the repair?
