A landlord might want to consider adding contents insurance if they are renting out the property fully furnished. However, they are not responsible for insuring the tenants’ belongings. So is it necessary?

Hail damage claim

Hello,

I recently claimed for damage to the roof after a storm in Virginia. Insurance paid for replacement after deductible. The adjustor that insurance sent out for roof told me that I had hail damage to my siding also. I called and put in claim for siding. The insurance company made it into 2 separate claims, saying that it actually saves me money. if I made it into one claim, I would not be able to get any depreciation.

Roof claim
$5000 deductible
$3700 recoverable depreciation

Siding
$5000 deductible

proof of repairs

My home had some wind damage due to a storm a few weeks back. We filled a claim because it caused the roof to leak. The following week we received a letter alerting us that we would be getting a check in X amount for the repairs. Today, out of the blue, my insurance company tells me that the company we filed with has asked for proof of roof repairs for a claim we filed in 2011. I have no receipts; my husband patched the roof where it was leaking and we replaced the ceiling tile where it leaked. We're trying to save money to get a tin in the future.

Insurance settlement and selling my home

I submitted a claim for hurricane damage on my homes roof. The insurance company originally denied the claim stating it was less than my deductible which was $12,000. I could not find a roofer to repair the roof as they were stating my roof tile was discontinued. I sent a roofers report with this finding and finally settled with them for replacement.

I subsequently found another contractor that stated he could repair the roof without replacing it. I am in the process of selling my home. My questions are these.
